How much does a new boiler cost in Glasgow?

Almost every online boiler quote you will see is priced for a straight swap in an English semi. Glasgow's housing stock is not that. A large share of the city is pre-1919 tenement, a lot of it still on gravity-fed systems or back boilers, and the flue and condensate routes are the things that actually move the price. So it is worth separating the boiler from the job.

The figures below are what a Glasgow install genuinely costs in 2026, fully fitted, including the parts most quotes leave off.

The four jobs, and what each one costs

• Straight combi-for-combi swap, same position: from £1,649 fitted. This is the cheapest scenario — existing flue hole, existing gas run, existing condensate. Usually a single day.
• Combi swap with a move (kitchen to cupboard, or across a wall): roughly £1,900–£2,400. You are paying for new gas and water runs, a new flue penetration and making good.
• Conversion from a tank-and-cylinder system to a combi: roughly £2,300–£3,200. The loft tank and cylinder come out, the pipework is reworked to a sealed system, and the airing cupboard is freed up. Common in tenements and older semis.
• System boiler with an unvented cylinder for a larger house: roughly £3,200–£5,000+. Necessary once you have three or more bathrooms. A combi cannot serve them, and fitting one anyway is the most common mistake we get called in to fix.

What should already be in the price

A quote that looks cheap is usually cheap because things have been left out and will appear as extras on the day. Before you compare two numbers, check both include the following:

• The flue kit and any extension needed for the run
• A magnetic system filter — without one, most manufacturers reduce the warranty
• A chemical flush or power flush appropriate to the system's condition
• A carbon monoxide alarm
• The Gas Safe certificate and the Building Standards notification
• Manufacturer warranty registration on the day of the install
• Removal and disposal of the old boiler and any tanks

What makes a Glasgow job cost more

Four things reliably add to the price in this city, and none of them are visible from a postcode:

• Sandstone flue penetrations. Coring through a metre of solid sandstone in a tenement is slower and messier than a modern cavity wall.
• Condensate routing. Every modern boiler produces acidic condensate that has to reach a drain. In a top-floor flat with no convenient waste pipe, that can mean a condensate pump or a long internal run.
• Back boilers. Removing a back boiler behind a fireplace means opening up the chimney breast, capping the old flue and making good. It is a real job, not a swap.
• Listed buildings and conservation areas. Large parts of Pollokshields, the West End and central Paisley restrict where a flue can terminate. That is a survey question, not a guess.

Boiler brands and what the difference buys you

The brand matters far less than the installation quality, but it does set the warranty. Worcester Bosch, Vaillant, Ideal and Baxi all make units that will comfortably outlast their warranty if they are installed on a clean system and serviced annually. The premium you pay for a top-tier unit largely buys warranty length and parts availability rather than day-to-day performance.

What genuinely shortens a boiler's life is dirty system water. A boiler fitted to an unflushed system with no filter will fail years early, regardless of the badge on the front.

How to get a price you can trust

Take four photos: the existing boiler and its data plate, the flue where it exits the wall, the pipework underneath, and the room it sits in. That is enough for us to give a written fixed price for most Glasgow properties without a visit. Where it is not enough — back boilers, unusual flue runs, large houses — we will say so and arrange a survey rather than quote a number that moves later.
